Our Process:
1. We list your home on the MLS, Realtor.com & other Websites.
2. One of our many buyers or Investors will make an offer on the property with-in 7 Days.
3. We submit your Short Sale package to your lender and start the Negotiation process.
4. A Broker Price Opinion or Appraisal is ordered by the Bank to determine the value of your property.
5. Once the bank determines the market value of the home, they will tell us if the offer we submitted is high enough to get the short sale approved. If the offer is not high enough we have to go back to the Buyer and negotiate a higher amount for the property. If the buyer is not willing to pay the amount the Bank has requested we will find another buyer that is willing to pay a higher amount for the property.
6. Once we have negotiated the sales price with the buyer we submit the offer we know the bank will accept. From this point it can take the bank 7 to 21 days to approve your short sale. Once the short sale is approved it will take another 30 to 45 days to close the Transaction.
